Financial Guide to Cheap Bulgarian Mortgages

Eligibility and criteria

  • All loans are only available in Euros
  • Repayment and Interest only loans are available
  • The maximum loan to value for a purchase is 75%
  • There is currently no facility to obtain finance for remortgages
  • The maximum term of any mortgage is 25 years - available to age 70
  • The minimum loan amount is €50,000 with no maximum
  • Mortgages can also be obtained for land purchase up to 60% of the value, subject to the relevant Planning Permissions/Building Licences having been obtained.  Please note that if the property is being built, funds are not available until the land/property has been legally registered in your name.  The amount raised can only be the difference between the deposit already paid and the purchase price - i.e. it is not possible to raise funds to recoup the deposit or stage payments that have subsequently been made.

  • Available to UK residents.  Foreign Nationals must have permanent right to reside in the UK.

Affordability

To qualify for a mortgage in Bulgaria a calculation is used to establish whether you can afford to maintain the mortgage repayments.  This will automatically happen when you complete our enquiry form and we will not charge you for this service.

Your existing liabilities, including your UK mortgage or rental payments,Council Tax payments, loans, credit card payments and maintenance are taken into account, together with the proposed Bulgarian mortgage payments. All this must not exceed 45% of your monthly net income.  If, for example, your net joint monthly income is £2,500, 30% of this equates to £750. If your only liability is your mortgage payment, of say £300 and your Council Tax payment of £90, this would leave a balance of £360 for your Bulgarian mortgage repayment.

If you are self-employed:
Your last three year’s audited accounts
Your last three month’s business statements
Your last three month’s personal bank statements.
